Job Qualifications:

    Required Education and Experience

    • Bachelor's degree in a related field from a 4-year college or university.
    • Minimum 3 years' of proven ability to effectively lead, supervise, delegate to, manage, train, coach, motivate, develop and evaluate others, including managers of subordinate work teams.
    • Minimum 7 years project management experience preferably in multi-family and commercial

    • Track record of bringing projects in on time and on budget without sacrificing quality.

    • Proficiency in reading architectural, mechanical, electrical, plumbing and structural plans.
    • Knowledge of construction means & methods, building systems and capital repairs.
    • Ability to read reports, interpret technical documents, financial reports and legal documents.
    • Strong computer skills, including MS Office (Outlook, Word, Excel, Powerpoint, etc.). Experience with Yardi is a plus.
    • Ability to coordinate and orchestrate the efforts of others to achieve company and property objectives.
    • Excellent communication and interpersonal skills, both verbal and written; ability to successfully build relationships with a wide range of people at all levels of an organization, both internal and external to BMC.
    • Responds promptly to all inquiries. 
    • Understanding of local, state and federal regulations, statutes, and other compliance requirements.
    • A self-starter with the ability to work independently with minimal supervision.
    • Proactive and forward thinking in the execution of duties, strong organization and time-management skills, and detail oriented.


    Job Description:

    The Senior Project Manager oversees all construction/capex projects in our residential portfolio. This includes a significant number of unit renovations ranging from light to wholesale, unit renovations, system upgrades, repairs, landscaping, waterproofing and other construction projects. This role requires interaction with external parties including architects, consultants, engineers, contractors and others. An Interior Designer and Construction Manager and a team of Construction Technicians both report to the Senior Project Manager, Residential.


    Job Responsibilities:

    Primary Responsibilities*

    • Deliver projects to a high standard of quality, on time and within budget.
    • Oversee scheduling, design, planning, bidding, value-engineering, construction and punch list of residential projects, obtaining executive feedback and approvals along the way.
    • Review daily work completed at sites in person, through direct reports or in coordination with on-site property management.
    • Utilize, delegate to, train and develop direct reports.
    • Serve as the liaison to coordinate with architects, consultants, engineers, and contractors as needed to ensure successful execution of projects.
    • Maintain relationship with the GC, architect and vendor community to ensure our projects receive competitive bids and BMC has a strong network of design and construction professionals.
    • Oversee project and construction meetings.
    • Track and be prepared to speak to actual project costs versus budget, utilizing Yardi for job cost tracking and Nexus Payables for invoice approval.
    • Assist with budgeting and projections.

    This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, copiers, filing cabinets and fax machines.

    This job will require traveling to the residential properties in the DC/MD/VA area.
