Job Description:

This is a full-time position with benefits for the candidate with experience who can hit the ground running.

As Operations Manager, you are responsible for overseeing a diverse portfolio of projects and initiatives for an independent, boutique commercial and residential real estate company headquartered in Georgetown (with 50,000 sqft under management).

Job Responsibilities:

 Supervise day-to-day operational functions of the real estate branch of the office in Georgetown

  • Property Oversight and Management
    • Utilize and update project management application on a daily basis to facilitate and prioritize tasks and requests for each property
    • Maintain the overall appearance and condition of properties
      • Oversee vendor contracts, schedule repairs and coordinate preventative maintenance for both residential and commercial properties
      • Receive, prioritize, and delegate incoming service requests
    • Establish positive tenant relationships through regular updates, emails and calls with tenants
    • Collaborate with accountant to reconcile expenditures, and as required,  communicate with vendors and tenants regarding invoices
    • Maintain and organize shared folders and files primarily through the use of Dropbo
  • Marketing, Leasing and Onboarding Residential Tenants
    • To minimize periods of vacancy, utilize property rental sites to list and market both apartment and parking space inventory
    • Conduct tours, review applications and background checks; process leases and oversee onboarding process for residential tenants
    • Maintain tenant files to ensure all leases and documents are current and up to date.
    • Work with accountant to establish payment process, utility company accounts and as required notify tenants of any delinquencies.
  • Construction Project Management
    • Support construction team to execute new and current commercial and residential construction projects
    • Utilize project management application to manage planning, scheduling, assignment of tasks and organization
    • Assist with design aspects of residential properties as needed
    • Identify vendors and procure bids for various trades including but not limited to plumbing, HVAC, plumbing, electrical, carpentry and signage
    • Source and order materials for both residential renovations and commercial buildouts
    • Communicate and liaise with tenants and vendors
    • In tandem with landlord, co-create budget and record variances between estimated versus actual costs
