Follow the Money is a dynamic, full-day financial management workshop designed for multifamily property managers and onsite leaders. With many property management companies now preparing their 2026 budgets and hosting internal budget boot camps, this seminar provides the essential financial knowledge participants need to contribute with confidence.
Structured as three hours of morning instruction, a 30-minute lunch break, and three additional hours in the afternoon, the program focuses on aligning property operations with ownership and investor expectations. Participants will gain practical skills in reading and interpreting financial statements, managing budgets, explaining variances and using key performance indicators to assess performance.
Through real-world case studies, foundational accounting principles and hands-on activities, attendees will learn to think like investors and make informed, strategic decisions that drive property success.
Developed and led by Toni R. Harris, CPM, ARM—an industry expert with over 20 years of experience—this immersive session is ideal for property managers, assistant managers and regional supervisors looking to elevate their financial acumen.
About the Presenter:
Latonia “Toni” Harris, CPM®, ARM® is 20+ year Multi-Family Industry Professional. Following eight years of military service after graduating high school, Toni began her property management career working for National Housing Partnership as a Recertification Specialist. Her climb to success was propelled by superior performance. Advancing through her career she has excelled in various positions such as Leasing Manager, Property Manager, Marketing Director and Regional Property Manager.
Toni has capitalized on industry networking and education opportunities by becoming involved in leading trade associations including the Property Management Association and the Institute of Real Estate Management. She has served in various leadership roles including president of IREM Maryland Chapter 16 and president the Property Management Association. Passionate about her love of professional development, Toni was responsible for chartering two local Toastmasters Clubs where members improve their public speaking skills. She is currently an Executive Committee member with IREM Maryland Chapter 16, an instructor for the CAM and CAPS course through MMHA (NAA) and an IREM National Instructor. Toni has received numerous awards throughout her career including CPM® of the Year by IREM Maryland Chapter 16 in 2014. She is often called upon for local speaking engagements and training throughout the multi-family industry.
