Recognizing Excellence Across Maintenance Roles
Maintenance Professional Award nominees are evaluated in comparison to peers with similar job titles and responsibilities, ensuring fair and meaningful recognition across a wide range of roles and property types.
Rather than relying on rigid categories, PMA evaluates nominees within the full context of their role, taking into account responsibilities, scope, and operating environment.
General Role Classifications
The following roles are used to guide evaluations and categorization:
- Performs electrical, plumbing, carpentry, and HVAC-related work as applicable
- Conducts preventive maintenance and troubleshoots service issues
- Assists the Service Manager and/or Engineer with unit and building repairs
- Reports to the Service Manager or Engineer
- Has knowledge and skills to work on major operating systems at the property
- Responds to maintenance requests and supports preventive maintenance programs
- Assists in supervising Service Technicians and Grounds/Janitorial staff
- Typically does not hold a professional license
- Reports to the Service Manager
- Oversees maintenance operations and major building systems
- Responds to service requests and leads preventive maintenance programs
- Supervises Service Technicians and Grounds/Janitorial staff
- Reports to the Engineer, Service/Operations Director, Regional Service Manager, or Property/Resident Manager
- Oversees physical and mechanical operations across multiple properties
- Ensures compliance with safety standards and preventive maintenance programs
- Supervises Service Managers and/or Engineers
- A collaborative group of maintenance professionals with diverse skill sets
- Works together to respond to service requests, complete repairs, and maintain property operations
If a nominee’s role does not closely align with the titles listed above, select Other on the entry form and provide the individual’s job title and a brief description of their role. The nominee will be evaluated alongside peers with similar responsibilities and scope.
Evaluation Context
To ensure appropriate peer comparison, nominations may be further differentiated based on factors such as:
- Number of individuals supervised
- Single-site vs. multi-site responsibilities
- Number of properties supported
- Age of the property or properties
- Tenure in the property management industry
Additional Recognition Considerations
In addition to role-based evaluation, the Committee may apply the following designations to recognize achievement, experience level, and extraordinary contribution:
Rising Star Consideration: Nominees with less than approximately 12 months of industry experience may be internally identified as Rising Stars to ensure their achievements are reviewed within an appropriate experience level. Rising Star status is used for evaluation context only and does not require a separate nomination category.
Hero Recognition: Maintenance professionals are often the first to respond and the last to leave in moments of crisis—from fires and floods to severe weather and other emergencies. The Hero Award honors individuals whose leadership, commitment, and resilience go above and beyond when it matters most.
Best of the Best Recognition—Most Valuable Player: All Maintenance Professional Award nominees are automatically considered for the Most Valuable Player distinction. MVP recognition is reserved for individuals whose performance clearly rises above all others—representing the best of the best across maintenance and operations roles.
