Maintenance Professional Awards Categories
The Maintenance Professional Awards Program recognizes the outstanding performance of maintenance and operations technicians and teams in the following categories:
Grounds/Janitorial Team Member of the Year
- Chief responsibilities are the maintenance of the property’s grounds.
- Reports to the Engineer, Service Manager or Property/Resident Manager.
Service Technician of the Year
- Has electrical, plumbing and carpentry skills and the ability to perform preventive maintenance, troubleshoot problems and service individual HVAC units as applicable.
- Assists Service Manager and/or Engineer with unit and building repairs.
- Reports to Service Manager or Engineer.
Assistant Service Manager of the Year
- Has knowledge and skills to work on major operating systems at the property.
- Responds to maintenance requests and assists with the conduct of preventive maintenance programs.
- Assists in managing Service Technicians and Grounds/Janitorial Staff.
- Typically, does not have a license.
- Reports to Service Manager.
Service Manager
- Has knowledge and skills to work on major operating stems at the property.
- Responds to maintenance requests and assists with the conduct of preventive maintenance programs.
- Manages Service Technicians and Grounds/Janitorial Staff.
- Typically, does not have a license.
- Reports to Engineer, Director of Operations or Property/Resident Manager.
Engineer
- Responsible for day-to-day operations of the property's physical plant, equipment and tools.
- Supervises maintenance and service staff.
- Schedules daily repairs and preventive maintenance programs.
- Reports to the Director of Operations or Property/Resident Manager.
- This individual usually has one or more licenses.
Service Team
- Team responsible for operations and upkeep of the property's physical plant, equipment, tools and grounds.
Most Valuable Player
- Intended to recognize any member of the team responsible for operations and upkeep of the property's physical plant, equipment, tools and grounds that is truly outstanding.
- An MVP is an individual that has demonstrated his or her commitment to excellence, professionalism and good stewardship.
