Maintenance Professional Awards Categories

The Maintenance Professional Awards Program recognizes the outstanding performance of maintenance and operations technicians and teams in the following categories:

Grounds/Janitorial Team Member of the Year

  • Chief responsibilities are the maintenance of the property’s grounds.
  • Reports to the Engineer, Service Manager or Property/Resident Manager.

Service Technician of the Year

  • Has electrical, plumbing and carpentry skills and the ability to perform preventive maintenance, troubleshoot problems and service individual HVAC units as applicable.
  • Assists Service Manager and/or Engineer with unit and building repairs.
  • Reports to Service Manager or Engineer.

Assistant Service Manager of the Year

  • Has knowledge and skills to work on major operating systems at the property.
  • Responds to maintenance requests and assists with the conduct of preventive maintenance programs.
  • Assists in managing Service Technicians and Grounds/Janitorial Staff.
  • Typically, does not have a license.
  • Reports to Service Manager.

Service Manager

  • Has knowledge and skills to work on major operating stems at the property.
  • Responds to maintenance requests and assists with the conduct of preventive maintenance programs.
  • Manages Service Technicians and Grounds/Janitorial Staff.
  • Typically, does not have a license.
  • Reports to Engineer, Director of Operations or Property/Resident Manager.

Engineer

  • Responsible for day-to-day operations of the property's physical plant, equipment and tools.
  • Supervises maintenance and service staff.
  • Schedules daily repairs and preventive maintenance programs.
  • Reports to the Director of Operations or Property/Resident Manager.
  • This individual usually has one or more licenses.

Service Team

  • Team responsible for operations and upkeep of the property's physical plant, equipment, tools and grounds.

Most Valuable Player

  • Intended to recognize any member of the team responsible for operations and upkeep of the property's physical plant, equipment, tools and grounds that is truly outstanding.
  • An MVP is an individual that has demonstrated his or her commitment to excellence, professionalism and good stewardship.
