Past PACE Award Winners
The Property Management Association’s Apartment Community Excellence Awards celebrate the region’s most outstanding apartment communities. These awards recognize excellence in property management, curb appeal, maintenance and resident satisfaction—showcasing communities that set the standard for quality living.
PACE Categories
Property categories are determined based on the property type, age and average rental rate as reported by the community at the time of entry. Properties constructed prior to 1990 are considered vintage. Property types include:

Lease-Up: Communities less than one year old or not yet stabilized.

Market Rate: Stabilized communities where at least 75% of units are leased at prevailing market rents.
-
Senior: 55+ communities with at least 75% of units designated for senior living (includes affordable, market-rate, and mixed-income).
-
Affordable: Communities participating in a government-funded, insured, or sponsored program where at least 75% of units are below market-rate.
PACE Recognition
- Winner: The community that earns the highest score in each property type category. Only one winner is named per category.
- Judge’s Choice: Recognizes communities that impressed a judge for a unique reason.
- Distinguished Community: Awarded to all the communities that achieved a score of 90% or higher but did not win their category.
- Best in Show: Presented to the community with the highest overall score among all PACE entries. Each category winner is eligible for this top honor.
