Financial performance impacts every aspect of property management, but many professionals were never formally taught how to confidently interpret financial reports, explain performance trends, or communicate effectively with ownership groups.
Follow the Money is a progressive two-day workshop, designed and facilitated by Toni R. Harris to build confidence, clarity, and competence in property-level financial decision-making. Rather than assuming participants already feel comfortable with financial concepts, this program intentionally begins with foundational financial understanding and gradually advances toward analysis, strategy, budgeting, and ownership-level communication.
Beyond understanding the numbers, this workshop emphasizes a critical , but often overlooked, leadership skill: the ability to clearly and persuasively communicate financial information to ownership and asset management teams. Participants will learn that strong financial performance depends not only on accurate data, but also on how effectively managers tell the financial story.
By the end of the program, attendees will not only better understand what the numbers mean — they’ll understand how to use them to influence decisions, justify recommendations, and strengthen leadership credibility.
Day One: Building Financial Confidence
Day One focuses on developing a strong foundation in financial literacy by demystifying core concepts such as income, expenses, budgeting, and Net Operating Income (NOI).
Through real-world examples and interactive discussion, participants will explore how decisions made in leasing, maintenance, operations, and resident services directly impact financial performance. The day is intentionally designed to replace fear and uncertainty around financial reporting with practical understanding and confidence.

Day Two: Strategic Analysis & Ownership Communication
Day Two shifts from understanding the numbers to using them strategically.
Participants will learn how to analyze trends, review variances, connect performance to broader asset goals, and communicate recommendations more effectively to ownership and asset management teams. A significant portion of the day focuses on presenting financial information with professionalism, confidence, and credibility.

About the Presenter
Toni Harris, CPM®, ARM® is 20+ year Multi-Family Industry Professional. Following eight years of military service after graduating high school, Toni began her property management career working for National Housing Partnership as a Recertification Specialist. Her climb to success was propelled by superior performance. Advancing through her career she has excelled in various positions such as Leasing Manager, Property Manager, Marketing Director and Regional Property Manager. Toni is a consummate professional seeking quality performance and an advocate for furthering education.
Toni has capitalized on industry networking and education opportunities by becoming involved in leading trade associations including the Property Management Association and the Institute of Real Estate Management. She has served in various leadership roles including president of IREM Maryland Chapter 16 and chairperson of the PMA Program & Seminar Committee, and President of PMA.
Passionate about her love of professional development, Toni was responsible for chartering two local Toastmasters Clubs where members improve their public speaking skills. She is currently an Executive Committee member with IREM Maryland Chapter 16, an instructor for the CAM and CAPS course through MMHA and an IREM National Instructor.
Toni has received numerous awards throughout her career including CPM® of the Year by IREM Maryland Chapter 16 in 2014. She is often called upon for local speaking engagements and training throughout the multi-family industry.
